Henrico County Government highlighted national attention on its latest housing initiative in a series of posts on September 8, 2025. The tweets included remarks from U.S. Senator Mark Warner and Center Creek Homes CEO Dan Magder, emphasizing the county’s efforts to provide affordable homes for families.

Senator Warner praised Henrico County’s project, stating on September 8, “Your county is doing as innovative a project as anything I’ve seen, not only in Virginia, but in the country,” Warner said. “People in the housing industry across the nation are looking at you.”

In another post that same day, Center Creek Homes CEO Dan Magder addressed the design of new residences: “the homes in Pemberton Row will be built with families and multigenerational households in mind.”

Magder also commented on the challenges of providing affordable housing and the importance of partnerships: “Builders need partnerships to deliver affordable homes, especially in a high-opportunity neighborhoods where land costs are higher,” Magder said. “Partnering with the AHTF can ensure families at a range of incomes can access a good home and good schools in this area.”

Henrico County is served by one public school district—Henrico County Public Schools—which enrolled over 50,000 students during the 2023-24 school year. According to data from the Virginia Department of Education, Black students made up the largest ethnic group within these schools at 35.7% of enrollment (17,966 students), followed by white students at nearly 32% (16,066 students). Deep Run High School recorded the highest student population among all county schools with more than 2,000 enrollees during that period. Holladay Elementary led pre-kindergarten enrollment numbers within Henrico.

These demographic figures illustrate both the scale and diversity of Henrico’s educational community—a key consideration for developers focused on family-oriented and multigenerational housing options.
